How to get the highest resale value on your home
The single most important thing that sellers can do to maximize their equity prior to selling a home is to implement necessary home improvements that add the most value.
I have pre listing improvements done to about 70 percent of the homes that I list before they go on the market. Typically, I have my sellers spend anywhere from $50k-$500k for work that typically includes paint, carpet, the opening up of walls to create a great room (if one doesn’t exist), re facing cabinets (hyperlink), and light landscaping. These improvements, which typically take from one to three months, usually provide a 3-4 x return on the capital invested.
Buyers are drawn to photographs that present CONTRAST. The best colors for contrast on the inside are white and pale grey. On the outside, it is a creamy white color for the exterior. The contrast of greenery on the outside with a white façade is fantastic for photo shoots!
